How to tour a home without missing the details

A room-by-room checklist so the first visit tells you more than the listing photos.

Walk the house once for feeling, then again with a short list. Light, storage, and street noise are the details that do not show up in a gallery.

What to check in twenty minutes

Open closets, run a faucet, and stand still in the main room. If the house still feels calm after that, the bones are usually honest.

The best tours are slow in the rooms you will use every day.

  • Note which way the afternoon light falls.
  • Listen from the street and from the backyard.
  • Photograph anything you want the inspector to revisit.

Bring the notes to a second visit before you write an offer. A quiet second walk often changes the number.
